“Should I just wait?”

It’s one of the most common questions buyers and sellers are asking right now. And honestly, with all the headlines about mortgage rates, inflation, and the housing market, it’s understandable why so many people feel uncertain.

But when we sort through the noise and simplify the data, the numbers are telling a different story.

Buyers are still buying. Sellers are still selling. And people who need to make a move are still finding opportunities in today’s market.

According to recent data from the National Association of Realtors and the Mortgage Bankers Association:

  • Pending home sales increased 1.5%
  • Mortgage applications are up 21% compared to this time last year

Those are important signals because they show that motivated buyers are still actively entering the market and putting homes under contract.

What This Means for Buyers

Many buyers have been waiting for the “perfect” moment — hoping rates will drop dramatically or prices will suddenly fall.

But while waiting, the market continues moving.
